“I Can’t Sell My House”: What’s Going Wrong in the U.S. Housing Market?

Many Americans are finding themselves unable to sell their homes due to a combination of stubbornly high prices, the lingering effect of ultra-low pandemic-era mortgage rates, and significantly higher current loan costs. This situation, often referred to as the "mortgage lock-in trap", is causing homeowners to feel financially and emotionally stuck, making the prospect of selling too risky.

The Mortgage Lock-in Effect

During the pandemic housing boom, millions secured fixed mortgage rates below 3-4%. Today, new loans are frequently in the 6-7% range, drastically increasing the expense of moving. Research indicates that a 1-percentage-point difference between a homeowner's current rate and the market rate reduces the likelihood of selling by approximately 18%. This effect is estimated to have prevented about 1.7 million home sales and contributed to home prices being roughly 7% higher.

Homeowner Hesitation and Market Freeze

Surveys from 2025 revealed that about 63% of homeowners were hesitant to sell due to borrowing costs, with nearly nine out of ten expressing anxiety about the selling process. Beyond mortgage rates, sellers worry about receiving adequate offers, buyer financing falling through, and finding suitable replacement homes. This leads to a paradox where many wish to move for personal reasons but feel financially unable to do so. The result is a housing market that appears stable but is effectively frozen, with existing-home sales in 2025 falling to just over 4 million, a multi-decade low. Inventory remains low as homeowners delay listing, and many who do list at high prices withdraw them if offers are insufficient. The trend of "de-listings" has surged over 50% year-over-year by late 2025, further constraining supply and keeping prices elevated despite buyer caution.

Challenges for First-Time Buyers

The situation is particularly challenging for first-time buyers, who face high prices, increased borrowing costs, and limited inventory. Consequently, the average age of a first-time buyer rose to around 40 in 2025, and their share of total purchases dropped to a record low of nearly 21%. This dynamic is creating a two-tier market, benefiting existing homeowners with low payments and equity while imposing significant financial barriers on new entrants.

Outlook for the Housing Market

While some analysts anticipate a gradual thawing of the market, a quick return to pre-pandemic conditions is unlikely. The accumulation of higher-rate mortgages is slowly diminishing the impact of ultra-low rates. A potential decline in mortgage rates to the mid-5% range could encourage more homeowners to move. However, the persistent lock-in effect, limited inventory, and years of under-building suggest that affordability will remain a significant hurdle for the foreseeable future. Many Americans will likely continue to feel they "can't sell their house" without making substantial financial sacrifices.
